How to Plan For Your Home Renovation

When embarking on a home renovation, meticulous planning is the cornerstone of success. From setting realistic timelines to anticipating potential delays, every aspect of the project demands careful consideration to ensure a smooth and stress-free experience. Here's what you need to know before diving into your renovation plan.

Setting Expectation for Your Renovation

Timeline and Schedules

Establishing a realistic timeline is paramount to the success of your renovation project. Consider the scope of work, the availability of materials, and the schedules of all parties involved. While it's tempting to set aggressive deadlines, allowing for flexibility is essential to accommodate unexpected hiccups along the way.

When working with a contractor or designer, we'll help you create realistic deadlines. Between getting permits, ordering supplies, installation, and putting all the details together, great design takes time. And with the amount you are investing in a renovation project, it's not something you want rushed anyways. This is a project that should only be done once, so let's do it right!

Delay of Materials

One of the most common challenges in renovation projects is the delay of materials. Whether due to supply chain disruptions or unforeseen production issues, these delays can significantly impact your project timeline. Anticipating potential delays and having backup plans in place can help mitigate the impact on your schedule.

Know that anything ordered over seas has the potential to take months and months to arrive. When possible, if you can order local you'll decrease your timeline of getting the materials. However, local materials are limited so make sure that the design and functionality of what you are ordering lives up to the vision of your space.

Contingency Funds and Timelines

No renovation is immune to unexpected expenses or setbacks. Building a contingency fund into your budget and timeline can provide a financial safety net and peace of mind in the event of unforeseen circumstances. Aim to allocate at least 10-15% of your total budget for contingencies to cover any unexpected costs that may arise. You never know what's behind your walls, under your floors, or in your plumbing. If you're working on an older home, I would suggest increasing your contingency fund to at least 20% of your budget. If, after doing the main demo, you don't find any major problems, you can use that extra budget towards the end of your project.

Working with FORM (or any Interior Designer)

When undertaking a renovation project, enlisting the expertise of an interior designer can make all the difference. As this Elle Decor article aptly puts it, "Interior designers possess a unique set of skills that can completely transform a space." From conceptualizing design concepts to navigating complex renovation logistics, a seasoned designer brings invaluable knowledge and experience to the table. They have a keen eye for detail, a knack for space planning, and access to exclusive resources that can elevate your project to new heights. By collaborating with a designer, you'll benefit from their creative vision, industry connections, and meticulous attention to detail, resulting in a cohesive and harmonious space that reflects your unique style and personality. With their guidance, you can navigate the renovation process with confidence, knowing that every aspect of your project is in expert hands.

When partnering with FORM for your renovation project, you can expect a comprehensive and collaborative approach every step of the way. From the initial consultation to the final implementation, I'm dedicated to bringing your vision to life with precision and care.

Initial Consultation

During the initial consultation, we'll discuss your project goals, timeline, and budget to gain a thorough understanding of your vision. While I aim to establish rough deadlines and timelines, it's important to allow for flexibility to accommodate any unforeseen challenges that may arise.

Concepts and Planning

After gaining insight into your preferences and requirements, we'll develop conceptual designs and layout plans tailored to your unique vision. This stage allows for collaboration and refinement to ensure the final design meets your expectations. It's also the part of the process where I'll take measurements and create any schematics or plans needed for the project.

Material Selections

Only after we understand the scope of the project and what your design style is will we begin to talk about materials. With an array of materials and finishes to choose from, I will guide you through the selection process to curate a cohesive and stylish palette that complements your design aesthetic.

Contractor Onboarding

Once the design and materials are finalized, we'll onboard trusted contractors to bring the project to life. Our rigorous vetting process ensures that you'll work with skilled professionals who share my commitment to quality and craftsmanship.

Fine-Tuning and Confirmation

As the project progresses, we'll fine-tune details and confirm any remaining specifications to ensure everything aligns with your vision and expectations.

Material Procurement

With all details finalized, we'll proceed with material procurement to secure the necessary supplies for your renovation project. At this point we'll schedule showroom visits that you'd like to be a part of and provide final quotes for materials and furnishings to be approved.

Implementation and Tracking

As construction begins, I'll oversee the implementation process and track progress closely to ensure everything stays on track. Clear communication and regular updates will keep you informed every step of the way.

Expect the Unexpected

Despite meticulous planning, it's important to acknowledge that unforeseen challenges may arise during your renovation journey. By maintaining open communication, flexible timelines, and a proactive approach to problem-solving, we'll navigate any obstacles with grace and professionalism.
