Know that anything ordered over seas has the potential to take months and months to arrive. When possible, if you can order local you'll decrease your timeline of getting the materials. However, local materials are limited so make sure that the design and functionality of what you are ordering lives up to the vision of your space.


Contingency Funds and Timelines

No renovation is immune to unexpected expenses or setbacks. Building a contingency fund into your budget and timeline can provide a financial safety net and peace of mind in the event of unforeseen circumstances. Aim to allocate at least 10-15% of your total budget for contingencies to cover any unexpected costs that may arise. You never know what's behind your walls, under your floors, or in your plumbing. If you're working on an older home, I would suggest increasing your contingency fund to at least 20% of your budget. If, after doing the main demo, you don't find any major problems, you can use that extra budget towards the end of your project.
